Inside a $23 Million Admirals Cove Sale: Max Scherzer's Waterfront Estate Trades Hands

When a sale in Admirals Cove reaches the national real estate press, it is usually because something unusual happened. In April, The Real Deal and South Florida Business Journal reported on one of the most closely watched transactions of the year in Jupiter: Toronto Blue Jays pitcher Max Scherzer and his wife, Erica, sold their unfinished waterfront estate at 217 Commodore Drive for $23 million.

Rob Thomson of Waterfront Properties and Club Communities represented the buyers, Thomas and Kimberly Abrams of Northville, Michigan. Holly Meyer Lucas, Kimberly Thomson, and Courtney Payne of Compass held the listing.

The property sits on a roughly 0.7-acre lot with over 300 feet of water frontage, and the residence will span nearly 10,000 square feet once construction is complete. The Scherzers acquired the property in 2023 for $14.9 million, took the existing home down to the lot, and began building a new custom estate designed for the waterfront. With the construction contract included, the total deal value reaches $35 million.

Scherzer and his wife continue to own a waterfront residence on Commodore Drive that serves as their primary home, so the sale is not an exit from Admirals Cove.

Why Admirals Cove Keeps Making National Headlines

A decade ago, a $35 million deal in Jupiter would have been an outlier. Today, it is a data point in a much larger story.

The pandemic reshaped the map of American wealth, and northern Palm Beach County was one of its clearest beneficiaries. Florida's lack of a state income tax, the sudden portability of executive work, and a wave of finance and technology relocations from the Northeast and California turned Jupiter from a quiet coastal town into one of the most competitive luxury markets in the country. Buyers who once considered South Florida a seasonal indulgence began establishing primary residence here.

Admirals Cove sat directly in the path of that demand, and for good reason. It offers something very few communities can assemble in one place: deep-water dockage with direct ocean access through the Jupiter Inlet, 45 holes of championship golf, a full club operation, and a gated setting two miles from the Atlantic. Private club communities across the area saw waiting lists lengthen as demand outran supply, and Admirals Cove became one of the addresses buyers named before they ever toured a home.

Nobody Sells Admirals Cove Like Waterfront Properties

Admirals Cove is not a market an agent visits. It is a market an agent lives in, and Rob Thomson does both.

Rob is a Jupiter native who has spent more than three decades in this market, and he calls Admirals Cove home. He is a member of the club. He walks the community, knows the neighbors, and sits at the same dinner tables as the buyers and sellers who trade here. In a gated community of this caliber, that access is not a marketing line. It is the mechanism. The most significant deals in Admirals Cove are often known, discussed, and decided long before they reach a public listing portal, and they move through people who are already inside.

The results are not close. Over the twelve months ending May 2026, Waterfront Properties and Club Communities closed $215 million in total volume inside Admirals Cove. The next closest brokerage closed $43.9 million. That is a gap of more than $171 million, in a single gated community, in a single year. Waterfront represented 27 Admirals Cove buyers and sellers over that period, while the second-place firm represented 11.

This transaction is what that reach produces. Representing a buyer on an unfinished estate at this price point is not a matter of unlocking a door. It requires an accurate read of the lot, the plans, the builder, the timeline, the construction contract, and the finished value, all at once, on a property nobody can actually walk through. It requires knowing which streets carry the deepest water, how exposure changes the way a home lives, which lots are genuinely rare and which only look that way, and what the club membership process involves for an incoming owner.
